Cabinetry, grout and sealant

The three finish items most worth raising before you sign.

Owner Inspections · Edmondson Park 2174 · 2026-08-25

In short: Kitchen and wet area findings from Austral practical completion work.

Cabinetry

Scratched and damaged in the kitchen, and a gap between the cabinetry and the ceiling. Both are cabinet maker return visits before handover and awkward conversations afterwards.

Grouting

Grouting and joints recorded defective. Grout is the visible part of a tiling system, and defective grout at handover is usually a sign of how the rest of it was laid.

Sealant

Inadequate sealant, and inconsistent sealing at a bath. Sealant is the last line before water gets behind tiling and into a wall cavity, so it is not decoration.

The small ones

A fridge space tap recorded, and an internal door rattling in its frame. Neither is expensive; both are cheaper now.

How to list them

By element and by room, so each item is closed by inspection rather than by an assurance that somebody attended to it.

FAQ

Questions Edmondson Park owners ask about this

Are these worth arguing over?

List all of them and be pragmatic about which you press. Listing everything is free; letting an envelope item go is not.

Who fixes grout and sealant?

The builder, coordinating the tiler. Both are quick returns before handover.

Does a rattling door matter?

Only in that it is trivial to adjust before you move in and irritating for years afterwards.

Do you reinspect?

Yes. A separate attendance follows, marking every item complete, part complete or outstanding.
