It tracks the property and the stage. A frame check on a single storey is at the lower end and a double storey handover with a big roof space at the upper. Put the address in the form and the number comes back with travel included.

A connection that does not match the engineering. It came up twice on Austral frames, and it is the one item a builder cannot really argue about, because it is a comparison between the drawing and the thing built.
Council handles the planning approval. The build itself runs through a principal certifier who issues the construction certificate and the occupation certificate and does the mandatory critical stage inspections. That serves the certificate, not your defect list.
Framing against AS 1684 and your engineering, masonry against AS 3700, wet areas against AS 3740, termite management against AS 3660, and the whole job against the National Construction Code, the ABCB Housing Provisions and the Guide to Standards and Tolerances 2017.
Yes, and Edmondson Park has a real unit market rather than a token one. An attached dwelling adds party wall detail, fire separation at every penetration and control joints, none of which a freestanding house presents.
The Home Building Act 1989 gives six years on major defects and two on everything else, counted from completion. The two year window covers most of a handover list and closes without warning.
